Privacy Policy

This policy explains what we collect, why we collect it, and how to ask us to access, delete, correct, or limit use of your data.

Last updated: July 15, 2026

What we collect

  • Email address, consent status, unsubscribe status, and the source form you used.
  • Calculator inputs, calculator outputs, ZIP or state fields, and anonymous session IDs.
  • Site events such as page views, calculator runs, lead-magnet downloads, and affiliate clicks.
  • Basic technical data such as IP-derived logs, browser details, cookies, and analytics IDs.
  • Messages you send us through email or privacy-request links.

How we use it

We use this data to deliver requested guides, send investor emails you opted into, improve calculators and content, detect abuse, measure site performance, and understand which distressed-property topics bring qualified investor intent.

Services we use

DistressedDealRadar runs on AWS. We use Resend for email delivery, Google Analytics and tag tooling for measurement, and affiliate partners when you choose to open a sponsored property search or partner offer.

Cookies and analytics

We use an essential session cookie named ddr_sid to connect anonymous tool runs and page events. We also use analytics cookies from Google tools when enabled. The cookie notice acknowledgement is stored in your browser local storage.

Your privacy choices

We do not sell property-owner data or run a lead marketplace today. If you want to access, delete, correct, or opt out of sale, sharing, targeted advertising, or profiling for data tied to your email address, contact us at hello@distresseddealradar.com. Put “Privacy Request” in the subject line so we can route it correctly.

Email

Every marketing email includes an unsubscribe link when we have a valid contact token. You can also reply to any email or contact us at hello@distresseddealradar.com and ask to be removed.

Retention

We keep data only as long as it is useful for the reasons above, unless we need it for security, legal, accounting, or abuse-prevention records. We may keep aggregated analytics that no longer identifies a person.

Important note

This page is a practical baseline, not a substitute for legal review. Before we add phone outreach, property-owner PII ingestion, data brokerage, lead sale, or a marketplace, those programs need separate legal review and stronger controls.
